French Drain Solutions for Effective Runoff in Shellharbour

Resolving Water Ingress Challenges in Shellharbour

A homeowner in Shellharbour encountered a serious and worsening problem with water ingress. Rainwater from two adjacent properties, positioned at a higher elevation, began to flow into the garden and seep beneath the foundation of the house. This unwelcome intrusion caused damage to the flooring, contributed to rising damp, and promoted mould growth within the property, jeopardising the integrity of recent renovations.

How Do You Determine the Origin of Water Ingress?

This issue originated from both surface runoff and subsurface water flowing downhill from the rear and side gardens of neighbouring properties. Without a properly designed drainage system to intercept this water flow, it was forced to seep under the house.

Establishing an Effective Drainage System

CS Plumbing developed and implemented a gravity-fed French drain system tailored to capture and redirect water before it could reach the home’s foundation.

The project comprised several crucial elements:

  • A French drain system meticulously engineered to collect surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the kerb, featuring strategically drilled holes to ensure effective discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the smaller original pipes, connected to new 100mm PVC piping leading to the kerb.
  • A retaining wall system constructed along the boundary, utilising concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a robust barrier that prevents the adjacent yard from encroaching.
  • Efficient on-site soil removal carried out with a dumper to streamline site management.

What Actions Should You Take for Effective Water Management?

The newly installed drainage system now efficiently captures both surface and subsurface water at the property boundary, ensuring it is diverted away from the home. This solution offers the homeowner a durable, low-maintenance option that protects their foundation, flooring, and the investment made in renovations.
